How AI Overviews Are Changing Local Search for Kansas City Businesses

Search for almost any question on Google now and there’s a good chance a block of AI-written text shows up before the regular results. That’s an AI Overview. A lot of business owners I talk to have noticed it and aren’t sure what it means for them.

Here’s the part that matters: your customers are still searching. They still pull out a phone and look for a plumber, a dentist or a landscaper in Kansas City. The question is whether you show up when they do, and what changed on the page they’re looking at.

What Changed on the Results Page

For a lot of searches, especially ones phrased as questions, Google writes a short answer at the top and links to some of the pages it drew from. Someone asking “how often should I get my furnace serviced” may read Google’s summary and never scroll.

That pushes the plain blue links further down. If your site only had generic content written around a keyword, the overview can answer the question without anyone visiting you. Pages that give a clear, specific answer stand a better chance of being one of the links in that overview.

What Didn’t Change: The Map Pack and the Basics

On searches with clear local intent, like “water heater repair Overland Park,” the map pack is still there: a map, three businesses, star ratings and a call button. Getting into it still comes down to the same things it always has.

  • Your name, address and phone number matching everywhere you’re listed.
  • Real reviews, with replies.
  • A website that loads and works on a phone.

None of that got less important. AI didn’t replace the basics. It just made thin, neglected profiles and websites easier to skip.

Kansas City Searches Are Local Down to the Suburb

Kansas City is one metro split across two states, with a long list of suburbs and neighborhoods: Lenexa, Overland Park, Lee’s Summit, the Northland, Westport. People search that way, too. They don’t look for “a plumber.” They look for a plumber in Overland Park, or an HVAC company near Zona Rosa.

That’s an opening for a smaller business. Build real pages for the areas you actually serve, with the jobs you’ve done there, the questions people there ask, and how quickly you can get there.

The failure mode is the opposite: a stack of near-identical pages that swap one town name for another. Google’s spam policies call those doorway pages, and Google can rank them lower or drop them.

Write Pages That Answer the Question Before the Call

Think about what customers ask you on the phone every week. How much does it usually cost? How soon can you come out? Do I need to be home? Those questions are your content plan.

Answer each one plainly, in the words your customers use, with the details only you know. That kind of page helps the person reading it, gives Google something specific to work with in an overview, and makes the call easier when it comes.

What doesn’t work: an FAQ page copied from a competitor, or a blog post padded to a word count. Neither tells anyone anything new.

Look at What Your Customers Actually See

This doesn’t take long. Grab your phone and search the way a customer would: your main service plus the suburb you most want work in.

  • Is there an AI Overview at the top? Which sites does it link to?
  • Are you in the map pack? If not, who is, and how many reviews do they have?
  • Tap your own listing. Are the hours right? Does the call button reach you?
  • Open your website. Can someone find your number or request a quote without digging?

Write down what you find. That list is a better starting point than any generic checklist.

Everything above is about showing up on Google’s results page, including as a link in an AI Overview. Getting your business named in answers from ChatGPT and other AI assistants is a separate job. Yes. On searches with clear local intent, Google still shows the map pack with nearby businesses. Your Google Business Profile, reviews and consistent listings still decide whether you’re in it.

Can I pay or sign up to appear in an AI Overview?

No. Google says there’s no special markup or sign-up for AI Overviews. Pages are drawn from its normal index, so the same things apply: clear, helpful content on a site Google can crawl.

Should I make a page for every Kansas City suburb?

Only for areas you actually serve, and only if each page has something real on it: jobs you’ve done there, local details, honest service times. Near-identical pages that swap the town name are doorway pages under Google’s spam policies.

Is showing up in AI Overviews the same as AEO?

Not quite. Showing up in an AI Overview is part of regular SEO on Google’s results page. AEO is about getting your business named in answers from AI assistants like ChatGPT. They overlap, but they’re different jobs.
